Vaishnavi Villas Sarjapur Road Overview

Vaishnavi Group has proposed a gated community of 98 villas on about 23.3 acres at Dommasandra, off Sarjapur Road, with a club house and a swimming pool. The developer has announced no price or possession date.

Four villa types make up the 98. The land is 94,397 sq m, about 23.3 acres, and about 19.3 acres of it is development area. Across the whole 23.3 acres the villas work out at about 4.2 an acre, and across the 19.3-acre development area at about 5.1 an acre.

An environmental clearance application for the community is under verification as at 7 October 2026; no clearance has been granted. The authority that will sanction the layout and the plan sanction have not been announced. The overview page sets out the land, the club house and the services in full.

Vaishnavi Villas Sarjapur Road Location

These villas in Dommasandra, in Sarjapura hobli of Anekal taluk (PIN 562125), are proposed with their entrance and exit on the Chandapura-Dommasandra Road, about 2 km by road from the Sarjapur Road junction at Muthanallur Cross. Kunskapsskolan Bengaluru and GIG International School are each under 1 km by road, a supermarket is about 1.5 km away, and the Wipro SEZ is about 5 to 6 km away.

All distances are road distances measured from the centre of the planned site and rounded; the entrance is on the Chandapura-Dommasandra Road, so a journey from the gate can differ by a few hundred metres.

The Yellow Line was inaugurated on 10 August 2025 and has carried passengers since 11 August 2025. Muthanallur Cross is a proposed station on the Red Line, not yet approved as at 7 October 2026, and no timeline has been given. There is no direct metro line from the site to the airport.

The trade-offs are plain enough to weigh: the airport is about 52 km by road, the Dommasandra Circle flyover was unfinished as at October 2026, and school buses were stuck in traffic on the feeder roads to SH 35 in September 2026. The location page adds schools, hospitals, shopping and work hubs.

Vaishnavi Villas Sarjapur Road Master Plan

The club house is beside the entrance in the north-west corner, the park and open-space block is in the north, a rainwater pond follows the east side and the treatment plants are in the north-east corner, with service blocks near the entrance. Internal roads are planned at 11.6 m and 13 m wide.

Garden and unpaved ground across the layout totals about 26,780 sq m, roughly 34% of the development area, and includes the civic-amenity areas.

The masterplan page walks through the layout and how to read a sanctioned layout plan, which is the document to ask for before you commit.

  • Rainwater harvesting through 140 recharge pits and wells, and a rainwater pond.
  • Rooftop solar, solar water heating and solar street lighting.
  • An organic waste converter, and smart metering for the villas and shared spaces.
  • 1,888 saplings along the boundary and the internal roads.

Vaishnavi Villas Sarjapur Road Price

Statutory costs are the part of a villa's price that can be worked out today. Stamp duty, registration and GST on an under-construction villa add up to about 12.65% of the agreement value, which is about Rs 12.65 lakh per Rs 1 crore. That is 5.65% stamp duty (5% duty plus a cess and a surcharge), a 2% registration fee and 5% GST; once a completion certificate is issued GST no longer applies and the total falls to 7.65%.

Vaishnavi Group has not announced a price for these villas. Vaishnavi Group has not announced a possession date. The Rs 1 crore figure is an illustration of the arithmetic, not a price. The price page sets out the sums, what a villa price should include and the prices of nearby villa projects, which are unverified.

Posh is a matter of taste, so here are the facts. The belt around Dommasandra has international schools within about 5 km by road and the Wipro SEZ about 5 to 6 km away. The trade-offs are that the nearest open metro station is about 10 km by road, school buses were stuck in traffic on the feeder roads to SH 35 in September 2026, and the Dommasandra Circle flyover was unfinished as at October 2026. Weigh them against your daily routes.
